Xact Property Consulting Services consists of two separate functions being Real Estate Consultancy and Property Portfolio Management.
The Real Estate Consultancy service we provide consists of:
Strategic advice and planning – preparation of strategic property plans for owned or leased assets
- Feasibility Studies – preparation of feasibility studies on freehold or leasehold assets to determine highest and best use;
- Property Business Cases – preparation of business cases for delegate or Board approval for acquisition or disposal of freehold or leasehold assets
- Real estate negotiations – negotiation and legal documentation of all real estate transactions including freehold or leasehold acquisitions and disposals and associated lease events such as renewals, rent reviews and make good.
The Property Portfolio Management service Xact provides consists of the management of leasehold portfolios including:
- Financial Management – management of Property Operating Expenses including payments, receipts and associated budgeting and reporting;
- Property Management – day to day management of leased premises, fault reporting, tenant maintenance and Landlord negotiations;
- Contract management – procurement and management of service contracts associated with leased premises such as security, cleaning, fire services and general maintenance;
- Energy and Environmental management – energy usage recording and reporting. Advice on environmental management strategies and plans.
