In 2013, 151 Property acquired a portfolio of properties around Australia which included 205 Anketell Street, Greenway. Constructed in 1989, it was largely unoccupied and required refurbishment and upgrades to attract new tenants.
The first stage of the project included a feasibility study, design and cost planning options, exploration of adaptive reuse options, base building design and a development approval.
The final scope of work included building services improvements, refurbishment and upgrade of lifts, refurbishment of toilets and foyer areas, external façade clean / repaint and external landscape improvements. All works were designed to ensure that the building met the National Construction Code and Disability Discrimination Act requirements, and the expectations of the current leasing market.
The project was delivered in three stages. The first stage involved the lift upgrade and cooling tower replacement and was completed in 2014. The second stage commenced in December 2015 and involved refurbishment works to the lower levels (ground and level 1) to accommodate a new tenant, Canberra Institute of Technology.
In 2017 the scope of the final stage was reduced to include bathroom refurbishments over three floors. The For Construction documentation had been completed in the first stage of the project in 2014. Efficiency, design and services updates were coordinated in a staged approach following demolition across each floor with the construction program.
