This project involved base building refurbishment and an integrated fitout of two adjacent and interconnected buildings located at 10 and 12 Mort Street in Canberra’s CBD. Both buildings required refurbishment and rejuvenation of the base building and tenancy areas including replacement of floor and ceiling finishes, new lighting, services upgrades and refurbishment of all toilets and other amenities. The street presence and presentation of the ground floor entry lobbies of each building was also updated and improved. The new fitout to accommodate the Department as the sole tenant occupying both buildings, and was undertaken concurrently with the base building works.

The project was delivered within a tight timeframe and with stringent controls governing handover requirements with regards to defects rectification and in relation to testing and commissioning. This required an accelerated program in order for the Department to meet a series of lease expiry obligations.

Xact was initially engaged by the GPT Group to manage the base building refurbishment project. When the building was subsequently leased, Xact was also given responsibility for managing the fitout works as an integrated fitout undertaken concurrently with the refurbishment.
